Building Performance Consulting Inc, (BPC) is a joint venture company between Nikken Sekkei Co., Ltd. and Yamatake Corporation. BPC is a consulting company whose mission is to provide LCM services directly to building owners who need to optimize their building's operation & maintenance throughout the building's life cycle. Building owners can enjoy energy saving, facility cost saving and environmental preservation by receiving the following LCM services.

In order to shift to more strategic building management, building owners must not only concentrate on their core business area but also optimize the non-core business area. BPC analyzes building facility cost and service quality of, such non-core business items as house keeping, security service, maintenance, cleaning service, etc. Through this cost benefit analysis, BPC detects the most effective points to improve building performance by comparing with data of other companies in the same industry.

For certification of HVAC (Heating, Ventilation, and Air Conditioning) performance and fault detection of HVAC systems, BPC carries out building commissioning. During this commissioning procedure, BPC manages various building performance indexes, such as COP (Co-efficient of performance), kW/ton, MJ/m2/year, ATF (Air Transport Factor) / WTF (Water Transport Factor), etc. by integrating BAS (Building Automation System) operation data, temporary logger data, or manual collection data. Commissioning service consists of 3 processes, "Monitoring", "Analysis / Consultation", and "Evaluation / Verification". BPC proposes building owners to run these processes continuously in order to improve building performance.

From the viewpoints of financial investment, current / historical operation efficiency, operation failure risk, and violation against environmental issues, BPC proposes the optimum facility renovation plan for maximizing profits from the building and minimizing the risks of building management.
